My Mom passed away recently and she left a Will. How do I transfer ownership to me?

In California, only a Trust will avoid Probate. Your first step would be to give us a call so that we can get answers to questions like, 'what is the value of the home?', 'is there equity?' and 'who are the heirs?'
It sounds like the property will need to go through Probate in order to transfer ownership. The Attorney can explain the process and give you a good idea of the fees involved.
